Daily life
- Climate: Tropical: hot all year, with a cool, dry season (November to February), a hot season (March to May) and a rainy monsoon (June to October). Chiang Mai and the north are cooler at night; the north has smoky air from crop burning in March and April.
- Safety: Petty theft and bag-snatching from motorbikes; violent crime rarely involves foreigners. The UK advises against all but essential travel to the far south near the Malaysian border (Pattani, Yala, Narathiwat and parts of Songkhla) because of regular attacks.
- English: limited outside tourist areas
- Expat community: large

Healthcare
Private hospitals in Bangkok, Chiang Mai, Phuket and Pattaya are among the best in Asia, at lower prices than in the West; public hospitals are cheap but crowded. Foreign retirees rely on private insurance, which the O-A visa requires (US$100,000 of cover, renewed with each extension). Premiums climb steeply with age, Thai insurers often stop accepting new customers between 60 and 70, and pre-existing conditions are usually excluded.
- Public system: Retirees cannot join Thai social security; public hospitals can be used by paying the foreigner rates.
- Private insurance, monthly (USD): age 55-64: 200 ยท age 65-74: 350 ยท age 75+: 700
- Pre-existing conditions: often excluded

Taxes
Since 2024, residents pay Thai tax on foreign income earned from 1 January 2024 when they bring it into Thailand, in the year of transfer or later; money earned before 2024 can be brought in tax-free. Rates are progressive from 0% to 35%. Thailand has an inheritance tax on very large inheritances; there is no wealth tax.
- When you become tax resident: Resident if you spend 180 days or more in Thailand in a calendar year.
Coming from United States
Social Security is the simple case. For other income, how much you transfer to Thailand each year matters: plan transfers with an adviser.
- Tax treaty: yes
- Public pension: Under the USโThailand treaty (Article 20(2)), US Social Security is taxable only in the United States, even for a Thai resident.
- Private pension: Private pensions are taxable only in your country of residence (Article 20(1)): Thailand taxes them when remitted, and the US still taxes its citizens, with a foreign tax credit.

Coming from United Kingdom
Thailand taxes foreign income only when you bring it into Thailand: plan your transfers with an adviser. Your UK State Pension is paid but frozen: it does not rise each year while you live there (it goes back to the current rate if you return to the UK).
- Tax treaty: yes
- Public pension: The 1981 treaty has no pensions or other income article for it, so the UK keeps its right to tax (usually covered by the Personal Allowance); Thailand taxes it if you bring it into Thailand.
- Private pension: Not protected by the treaty either: the UK can tax UK pensions and Thailand taxes what you bring in, with relief for UK tax under the treaty's double taxation article. Most UK government pensions (such as civil service pensions) are taxed only in the UK.

Coming from France
Thailand's 2024 rule on foreign income does not reach French pensions. Where France keeps the right to tax, your French pension funds withhold non-resident tax, and France applies minimum rates of 20% (30% above โฌ29,579 for 2025 income) unless you opt for the average rate on your worldwide income.
- Tax treaty: yes
- Public pension: Taxable only in France: Thailand's Revenue Department confirmed in 2026 that French-source pensions are exempt in Thailand (treaty Article 23(2)).
- Private pension: Same rule: French-source pensions are taxed in France and exempt in Thailand, but Thailand can ask you to declare them and show that France taxed them.

Housing
Most foreign retirees rent or buy a condo. The transfer fee is often split between buyer and seller, who pays the taxes on the sale; have a lawyer check the title and the foreign quota.
- Can foreigners buy? With restrictions: Foreigners cannot own land. They can own condominium units freehold while foreign ownership in the building stays at or below 49% of its floor area, paying with money transferred from abroad (with a bank foreign-exchange certificate). Houses are held through long leases.
- Purchase costs: about 2% of the price (taxes and fees)
- Renting: Furnished condos are easy to rent in Bangkok, Chiang Mai and the beach towns.

Settling in
Once you choose Thailand, the settling plan takes you through 7 steps, from a year before the move to your first year there. The first ones:
- Buy qualifying health insurance: At least US$100,000 (3 million baht) of cover, with the insurer's certificate in the official format (longstay.tgia.org).
- Gather the O-A documents: Proof of 65,000 baht a month or 800,000 baht in the bank, a medical certificate (less than 3 months old) and a criminal record certificate.
- Apply online for the O-A visa: On the Thai e-Visa site, from outside Thailand.
- Report your address: Your landlord or hotel must report where you stay to immigration; keep the receipt.
The full plan, with costs, delays and official links, is in your personal space (coming soon).
Rules and figures change and we can make mistakes: confirm with the official source or a licensed advisor before acting.
